Its March!  We are 10 days in to this transitional Month. As the weather folklore says:  Comes in Like a lion and out like a Lamb.  The same goes for most things in our world – End of the 1st Quarter, March Madness, Interest Rates & Stock Market swings.  With all of the transitions happening uncertainty tags along; but,  I am very certain of with the end of Winter nearing and beautiful Spring around the corner:
  • Days are getting longer – Yipppeee!
  • Daffodils & Tulips are popping up (no color yet – but the green is gorgeous)
  • My Peonies are starting to pop out like “little red asparagus popping out of the dirt”
  • Birds are singing louder
  • Number of Houses and Condo’s getting ready to hit the market in the next month is Fantastic!
  • Bikes are getting tune ups ready for warmer days
  • Farmers Markets are getting ready
  • Yakima Fruit Market is OPEN in Bothell
  • Zoo Tunes have announced their Concert Summer Series Performers
  • My 3rd Annual Naughty Bingo is only 3 months away

So many certainties that out weigh the news and the talk of recession.  With all of our major companies that are “dinosaurs” in the PNW – our economy and job market is solid.  Boeing is doing great, Microsoft, Google, Facebook, BioTech Companies, and Rocket/Space Companies are big business here.  If that dreaded Recession appears – we (the PNW) will be one of the last ones to feel it and one of the first to recover.  I believe this!

Real Estate is Strong.  YES! people are buying houses, people are selling houses.  YES – numbers are down from last year – WHY?  it was a frenzy and interests rates were still LOW and people were buying like crazy.   So, now we are in a more normalized market, Buyers have time to look and ponder on their decision; Negotiating is back, Sellers need to prepare their homes to be “Market Ready”.  Houses are still Selling!

Yes, interest rates are causing a pause and buyers are really focused on what they want to spend their money on.

Things that I see help get houses sold (Market Ready):

  • Turn Key Ready
    • If your hot water tank is 10 years old – spend the $1500+/- and replace it
    • If your roof is on its last leg – think about replacing it (ease of mind for the buyer)
    • Paint the interior a neutral shade (clean & smells clean)
    • DO NOT PUT IN A GLADE PLUG IN AIR FRESHNER
    • Curb Appeal – Is it clean? feel welcoming from the street?
    • Have an Inspection Report completed less than 3 months prior to listing
      • note anything that was addressed & remedied w/ receipts
  • Make Your home as easy for the Buyers to move in and feel all they need to spend money on is new furniture and things that make it their home.
  • You (Seller) have taken care of their basic housing needs.
