Why Buying A Home Is A Good Decision With Theresa Ahdieh

 

It just occurred to me….
🤔 hmmmm 🤔 that I am in the same boat as
many of today’s sellers & buyers.
Some of you may not know but my husband and I have been living separately since September 2022.  I have been renting a place in Greenlake that is perfect, but my landlord got an offer he could not refuse, so my lease will end April of 2024.  With that in mind, the future divorce; I am to become a homeowner in 2024.
First part of that journey is selling our darling condo in Birch Bay.  Q and I have agreed I will use the proceeds from that sale as my down payment on my new place in Seattle.  With looking at what kind of house payment I can “live” with is intimidating to say the least.  Yes, Seattle is expensive, Yes, there are less expensive areas to reside in, BUT I choose to live in the city I work in, that has a city vibe, the hustle bustle, colorful communities, and ever-changing opportunities.Going through this process of dreaming of my own place, my needs & wants, selling the condo and pricing it properly, timing everything perfectly – STOP – I need to listen to myself when advocating for my client’s best interests and listen to myself.1.  Date the interest rate – understanding that interest rates are forever going to be going up & down – refinancing is not out of the question.
2.  I need to sell the Condo first!  I need to know how much money I actually will have for a down payment.
3.  Leases can be broken
4.  When the Right House comes along, and all of the pieces can fit together – it’s the right time.  Do Not Over Think It!
5.  Getting Pre-Approved/Underwritten (in my opinion) is the most stressful part – the rest is shopping, dreaming, & negotiating (I like this part)

When the question “When is it a good time to buy”, “Should I wait until housing prices fall” I say (I keep telling myself)

  • Seattle Area housing prices are not going to fall
    • our job market is great
    • wages are high & solid
    • if you look at the history & trajectory of home prices they keep going up (with a few dips here and there)
    • and we do have a housing shortage (supply & demand)
  • When is it a good time to buy?
    • When everything lines up organically
    • You have your pre-approval/are underwritten for you mortgage.
    • You know exactly what you can afford and how you are paying for it.
    • You find the home,
      • in the neighborhood,
      • in your price range,
      • and you can’t stop thinking about its possibilities.

On April 25th Kara Rozanski of Origin Point Mortgage and I will be hosting a free workshop on Real Estate Readiness at Ravenna Brewing.  Kara and I will be going over the essentials on being Market Ready as a Buyer & as a Seller.  It will be an intimate group with no more than 15 participants, leading to participation from all attendees.  We want people to join us who are curious, wanting to buy – but don’t know where to start, wanting to sell their place and what is needed, and what is this being “Market Ready”.

All attendees will go away with a complete packet of all of the information discussed, some great reading material, and notes of what was discussed to refresh themselves.   All attendees will receive two (2) beverage tickets, and we will have some great nibbles too. (I will bring my own version of Truffle Popcorn to be shared)
