Happy Memorial Day With Theresa Ahdieh

IT’S FRIDAY!!!
It’s Friday of a 3-day Weekend and the weather is going to stay perfect! It is a big weekend to remember our Fallen Hero’s.  Men and Women who died to let us live our chosen lives in a way we chose to live.  Fly your Flag High and Proud to honor all those who sacrificed their everything.
Read this great article on the origins of the poppy as a remembrance symbol!

This weekend is also the start to our PNW Summer Season!  I have chatted with a few of you to find out how they were going to spend this glorious time:

Erin A.  said she would be gardening and enjoying her yard & pup Zoey.  She will also go to Heron Run and play 9 holes of golf with me too!

Jim W.  will be working with his son to install a new dishwasher into his First Home he purchased last month.  Jim will also be breaking out the paddleboard and do some time on the water!

Far G. said he will be painting and doing trim work on his property to get it ready to rent out

Julie O. says her husband is getting a new tattoo, cleaning around the house, and a possible day trip to Whidbey Island.

As for me – Well, I know I will be planting in my garden, BBQing scallops, playing a round of 9 holes with Erin, soaking up the sun (pretending I am in Mexico) and I might just need to check out the Folklife Festival in Seattle Center.
I have never been, and I feel like live music, fun food is in my future!

Real Estate Thoughts:
I have been thinking and dreaming plenty lately about being a Buyer in today’s market.
Higher Interest rates = less buying power & better lower home prices.

So, what I am saying is:
  • Sellers want to sell.
  • There is only so much money floating around (compared to 2021/2022 Spring/Summer Market.)
  • Pricing for homes is pretty stable right now.
  • When/If the Interests rates drop:
    • More money will be available for buyers to negotiate with and afford more home.
    • Which means Sellers can ask/price their home higher.
  • We still are in a Seller’s market – due to the demand of how few homes are on the market.
  • If you are or thinking of being a First-Time home buyer (lumping everyone into a under $575K price point) I am finding plenty of interesting options.

I am excited about the possibilities that keep presenting themselves and excited to talk real estate with you and find the best solution for your needs.

Have a great weekend!  Remember water & sunscreen are your friends!

With Much Gratitude,

Theresa

Northwest Folklife
For those who aren’t hep to Folklife, it’s a huge open-air music/art festival at Seattle Center, and
there are buskers and actual concerts and impromptu jam seshes, plus tons of stalls selling
gorgeous food from around the world, along with ethnic arts and cultures being showcased. Oh,
and there are a bunch of cool workshops and lectures, too. It’s all real crunchy and wholesome.
If you haven’t been, you should totally go.

The Benefits of Selling Now, According to Experts
If you’re trying to decide if now’s the time to sell your house, here’s what you should know. The limited number of homes available right now gives you a big advantage. That’s because there are more buyers out there than there are homes for sale. And, with so few homes on the market, buyers will have fewer options, so you set yourself up to get the most eyes possible on your house. The Best Places to Live in Washington
Figuring out where your next home is can be quite a headache. Future residents need to figure out housing, living costs, the job market, safety, and what benefits these new areas bring. Luckily, Niche revealed the best places to live in every state for 2023.

Homebuilder Sentiment Pulls Out of a Negative Territory for the First Time in Nearly a Year

Homebuilders are getting a big boost from the lack of existing homes for sale, and that appears to be outweighing some of the challenges they’re facing from financial markets.

Experts Share 2023’s Top Outdoor Living Trends and Ideas
“New products are enhancing the outdoor ‘gathering story’ – pizza ovens, fire pits, outdoor movies, games, scenes,” according to a new study just published in May by the National Kitchen & Bath Association. The latest outdoor living spaces go far beyond great grilling centers to creating true outdoor rooms. “People changed how they entertained at home. They want to be outdoors. The focus is on the experience now,” according to the study. Homeowners have many more resources for doing so today than past eras of watching parents and grandparents dragging couches onto the porch!Ditch the Barrel: Here’s How to Build a Thriving Rain Garden This Season
